NUEVA ANDALUCÍA PENTHOUSES
Penthouses for sale in Nueva Andalucía
A penthouse is usually a home on the top floor of a building. Beyond that, the size, the terrace, the privacy, the facilities and the outlook vary from one property to the next.
Nueva Andalucía contains different apartment communities and different pockets of the area, so the specific building and its position matter more than the word penthouse on its own. Send us one written brief and we compare it against what the estate agencies and developers we work with currently have.
Free for buyers · No obligation · No agency introduction unless you agree
Find Marbella does not own penthouses or listings and does not represent sellers. If you buy after an introduction, the estate agency holding the property pays us a referral fee from its commission.

What should you expect from a penthouse?
These are the features a penthouse in Nueva Andalucía can have. None of them follow automatically from the description, and each one belongs to the specific home and community rather than to the label.
A terrace or roof terrace
Many penthouses have outdoor space on the same level or above, but the size, depth and whether it is open, covered or split across levels differ from building to building.
More light or fewer neighbours above
A top-floor position can mean no one living overhead and more daylight, although neighbouring buildings and the orientation of the home still decide how it feels.
One level or several
Some penthouses are on a single floor, others are duplex with an internal staircase to a roof level. The stairs and how the levels connect are worth seeing in person.
Shared or private access
Access to the top floor and to any roof terrace can be private, or it can run through a shared landing or a communal roof area. Confirm which applies.
Possible mountain, golf, town or sea outlook
An outlook of some kind is common, but what you actually see depends on the height, the direction the home faces and what stands in front of it.
Communal facilities that depend on the community
A pool, garden, gym, security or lift may exist in one community and not in the next. These belong to the specific community rather than to the penthouse label.
The word penthouse does not guarantee a sea view, a private pool, a large terrace or complete privacy. The layout and the registered built area should be checked for the specific property you are considering.
What to compare before buying
- Terrace area and whether it is legally registered as built or open space
- Orientation, sun through the day and how exposed the terrace is to wind
- Privacy and whether the terrace or rooms are overlooked
- Whether a lift serves the top floor and any roof level
- Parking and storage, where they are and whether they are included in the title
- The current community fee and exactly what it covers
- The condition and maintenance history of the roof, façade and common areas
- Any planned or approved communal works and extraordinary payments
- Restrictions in the community statutes on how the home or terrace may be used
- Noise and the exact position of the home within the community and the street
- The legal and technical documentation for the property
Find Marbella makes an initial comparison based on your brief and on the information the agencies provide. We do not carry out:
- Legal due diligence
- Technical or structural surveys
- Valuations
- Tax or financing advice
Legal due diligence should be carried out by your own independent Spanish lawyer, including the community statutes, the registration of the terrace and the documentation for the property. Technical matters should be assessed by the relevant independent professionals. Find Marbella does not provide legal, tax or financial advice.
Penthouse or standard apartment?
If your brief is hard to match on the top floor, it helps to know how the two compare in practice.
Penthouse
Can offer a top-floor position, a terrace and no neighbours living above. Price, access, exposure to wind, maintenance and privacy vary from one building to another.
Apartment
Can give you more choice within the same community and can be more practical if the top floor or a large terrace is not a priority for you.
You can compare apartments in Nueva Andalucía before deciding whether the top floor is the right format for you.
Location matters
Nueva Andalucía is made up of several different pockets rather than one uniform neighbourhood. How close a home is to Puerto Banús, to golf, to restaurants and to everyday services varies from one part of the area to another.
Height, orientation and the buildings around a property decide what you actually see from the rooms and the terrace. A home marketed as a sea view should be judged from the property itself rather than from the wording of the listing.
An outlook can also change if something is built in front of a property later. Your lawyer and the relevant professionals can look into the planning position for the plots nearby.

How Find Marbella searches for penthouses
Send your penthouse brief
Describe your budget, the size and layout you need, the terrace and outlook you have in mind, access and parking requirements, your timeline and what you will not compromise on.
We ask the agencies and developers we work with
We ask what is currently available against your brief and make an initial comparison of the homes that look relevant.
You choose which options to explore
We explain why a home may fit and where the trade-offs are. An introduction to an estate agency only happens when you want one.
The reply you receive within 24 hours can be relevant options, questions that sharpen your brief, or honest feedback that your budget, your wishes and current availability do not match.
Privately shared penthouses
Some homes are shared between estate agencies before they are advertised publicly. When it is relevant to your brief, we ask the contacts we work with whether anything of that kind is available.
Availability varies and an off-market penthouse cannot be guaranteed. A privately shared home is also not automatically better priced or of higher quality than one that is publicly advertised.
The page on off-market property in Marbella explains how this works and where its limits are.

Nueva Andalucía penthouse questions
What qualifies as a penthouse in Nueva Andalucía?
A penthouse is usually a home on the top floor of a building. There is no fixed standard behind the word, so the size, terrace, access, privacy and outlook differ from one building to the next and should be checked for the specific property.
Do all penthouses have sea views?
No. Some have a sea outlook, others look towards the mountains, a golf course or the town. What you see depends on the height, the orientation and the buildings in front, so it should be verified from the rooms and the terrace.
Do penthouses always have private pools or roof terraces?
No. Neither can be assumed. Some penthouses have a roof terrace or a private pool, others have a single-level terrace, and some access to a roof area is shared with the community.
What should I check before buying a penthouse?
The terrace area and its legal registration, orientation and exposure, privacy, lift access to the top floor and any roof level, parking and storage, the community fee and what it covers, the condition of the roof, façade and common areas, planned communal works, restrictions in the statutes, noise and the exact position, and the legal and technical documentation.
Does Find Marbella own penthouse listings?
No. Find Marbella is a buyer-side property search service. We do not own penthouses or listings and we do not represent sellers.
Can you guarantee an off-market penthouse?
No. Some homes are shared privately between agencies before they are advertised publicly, but availability varies and no private or off-market match can be guaranteed.
Will I receive options within 24 hours?
We reply within 24 hours with relevant options or honest market feedback. We cannot guarantee that a suitable penthouse will be available at that moment.
How much does Find Marbella charge buyers?
Nothing. The service is free for buyers. If a purchase completes after an introduction, the estate agency holding the property pays us a referral fee from its commission.
