Cabopino is not one uniform location
The Cabopino name is used for homes in quite different positions: around the marina, along the coast beside the Artola dunes, and in the higher residential streets set back from the sea. Two properties described with the same area name can have a completely different daily experience.
Before comparing anything on price or presentation, it is worth pinning down exactly where a property sits, how you reach the coast or the marina from its front door, and what surrounds it in the busiest weeks of the year.

Around the marina
- Immediate proximity to the marina has to be verified for the individual property.
- The property type differs from building to building.
- Check access, parking, noise, privacy and how the setting changes between seasons.
Beachside and Artola
- The Artola dunes are a protected natural monument.
- Being near the dunes or the beach does not automatically mean direct or private access.
- “Beachside”, “beachfront” and “frontline beach” are not synonyms and should not be used as such.
- The actual walking route and physical position need to be verified on site.
Upper Cabopino and golf-side positions
- Higher positions can have different access and a more car-based daily routine.
- Being near a golf course does not automatically mean frontline golf.
- Sea views, golf views and unobstructed outlook must be verified from the individual property.
Why buyers consider Cabopino
- A coastal position in the eastern part of Marbella municipality.
- The marina as a local point of orientation.
- Proximity to the protected Artola dune system.
- A choice between several property types rather than one format.
- The option to prioritise beach, marina, golf or a more elevated position.
- Cabopino Golf as an actual golf course nearby.
Those are characteristics of the location, not a prediction about price, demand or how any individual property will perform.

Property types in Cabopino
Apartments and penthouses
The specific position can be around the marina, closer to the coast or inside higher residential developments. Outlook and walking distance vary by building and have to be checked for the individual home.
Townhouses
Layout, outdoor space, shared facilities and access vary between communities, so two townhouses marketed under the same area name can live very differently.
Villas
Villas sit in different positions around the wider Cabopino and Artola area. “Beachfront”, “golf-side” and “sea view” have to be checked individually rather than taken from the listing text.
New developments
Availability and construction stage change. Distinguish between off-plan, under construction, recently completed and newer resale, and confirm licences, contract and payment terms.

The protected dunes and coastal setting
Dunas de Artola o Cabopino is officially designated as an Andalusian natural monument, declared by Decreto 250/2003 of 9 September and covering 19.27 hectares in the municipality of Marbella. That protection is an environmental and geographical fact about the coastline.
It is not something we will translate into promises. Find Marbella does not infer building rights, view protection or rights of access from the designation, and neither should a listing. Have your own independent lawyer examine the planning position, boundaries and restrictions that apply to the specific property you are considering.
