What does off-market property mean?

An off-market property is a property that is not being openly advertised on public property portals at the time it is shared with a potential buyer.

A privately shared home may be:

  • Shared selectively by the estate agency holding the property
  • Offered to a limited group of potential buyers
  • Marketed without publishing the exact address
  • Tested privately before wider advertising
  • Temporarily withheld from public portals
  • Shared between cooperating estate agencies
  • Later advertised publicly if it does not sell privately

“Off-market” describes how a property is being marketed at a particular time. It is not a separate legal category, a quality guarantee or proof of exclusivity.

What off-market does not mean

Not automatically cheaper

A seller choosing discretion may still expect the full market price. The asking price must be assessed against comparable properties and the property’s condition.

Not automatically exclusive

The same property may be shared privately with several estate agencies or qualified buyers.

Not automatically unavailable elsewhere

A property may be privately shared while also appearing through another agency or later being advertised publicly.

Privately shared homes require the same assessment of condition, location, price, documentation and trade-offs as publicly advertised homes.

Why might a property be shared privately?

Possible reasons include the following.

Why information may be limited at first

With a privately marketed property, the listing agency may initially withhold the exact address, owner identity, full photographs or detailed documents. More information may be released after the agency has confirmed that the buyer’s brief and budget are relevant.

  • Requirements differ between properties and agencies
  • Proof of funds or financing readiness may sometimes be requested
  • An NDA may sometimes be requested
  • A buyer should understand what information will be shared before providing sensitive financial documents

Not always. With a privately marketed property the exact address, owner identity or full photographs may initially be withheld and released once the agency has confirmed that your brief and budget are relevant.

Does an off-market purchase require normal due diligence?
