What apartment buyers should expect

Apartments in Nueva Andalucía differ from one community to the next, and often from one block to the next within the same community. These are the points that can change how a home works in daily use.

Size and layout

Built area, terrace area and usable living space are separate figures. Two apartments with the same headline size can live very differently once the internal layout is drawn out.

Terrace and orientation

Terrace depth, whether it is open or partly covered and which way it faces all vary. Orientation changes how much sun and shade a home has through the day.

Ground, middle or top floor

Shops, restaurants, schools, sport and the drive you will make most often are worth checking from the exact address rather than from the area name.

Noise, traffic and privacy

Road noise, neighbouring terraces, overlooking and the flow of people through the community can vary from one block to the next.

Not every apartment is gated, and a pool, garden or security service cannot be assumed. Each of these points should be confirmed for the specific community you are considering.

Apartment, penthouse or townhouse?

If your brief is hard to match as an apartment, it helps to know how the alternatives differ in practice.

Apartment

Usually on one level and part of a shared building or community, with communal areas and maintenance handled collectively.

Penthouse

A top-floor home, often with a larger terrace, although the layout, terrace size and access vary from building to building.

Townhouse

Spread over more than one floor, frequently with more private outdoor space and more of the upkeep resting with you.

Choosing the right part of Nueva Andalucía

Nueva Andalucía is made up of several different pockets rather than one uniform neighbourhood. How close a home is to Puerto Banús, to golf, to restaurants and to everyday services varies from one part of the area to another.

A sea view or a golf outlook may exist from some homes, but it cannot be assumed from the area name or from a listing headline. It should be verified from the actual rooms and terrace.
