What counts as a sea view?
“Sea view” is used broadly in property advertisements. The useful question is not simply whether the sea can be seen, but how much can be seen, from where and under what conditions.
Panoramic or open sea view
A broad view with relatively few current obstructions. This description does not guarantee that the surrounding landscape will remain unchanged.
Partial sea view
The sea is visible but forms only part of the outlook or is interrupted by buildings, vegetation or terrain.
Lateral sea view
The sea is visible from an angle rather than directly in front of the principal living space.
Terrace or room-specific view
The view may be available only from a particular terrace, upper floor, bedroom or standing position.
Photographs can exaggerate the extent of a view through lenses, angles, cropping and image processing. The view should be inspected in person from the exact rooms and outdoor areas that matter to the buyer.

An elevated residential setting above central Marbella. Buyers should consider gradient, road access, orientation, privacy and car dependence.
Golden Mile
Includes coastal and inland positions. A Golden Mile address does not automatically mean a sea view, so the exact building and orientation matter.
Nueva Andalucía
Some elevated properties may have distant or partial sea views, while many others face residential surroundings, mountains or golf courses.
Marbella East
Includes coastal, inland and elevated communities. View direction, the A-7, terrain and exact municipality should be checked.
Benahavís
A broad municipality with hillside and inland settings. Some positions may have distant sea views, but the area name does not guarantee them.
Los Flamingos
An elevated residential and golf setting in Benahavís municipality. Verify the precise orientation, development and current surroundings.
La Zagaleta
A private hillside estate with detached villas. Sea views are property-specific and should never be assumed from the estate name.
Central Marbella and coastal areas
Upper-floor apartments and penthouses may have sea views, but neighbouring buildings, floor level and orientation can materially affect them.
Can a sea view be protected?
A current sea view is not automatically a legally protected view. Buyers should obtain independent advice about the surrounding plots, applicable planning rules and possible future development.

Villas
Detached homes where the plot, its gradient and the position of neighbouring plots determine what can be seen from the terrace, pool and principal rooms.
Apartments
The view depends on the floor level, the building’s position within the community and what stands in front of it, not on the address alone.
Penthouses
Extra elevation can open up an outlook, but a penthouse does not automatically have a sea view. Check orientation and surrounding buildings.
Townhouses
Views are often limited to an upper floor or roof terrace. Confirm from which level and standing position the sea is actually visible.
New developments
