What does “an apartment in Los Flamingos” mean?

The area name tells you less than buyers expect. Before comparing homes, settle what the address actually is and which community the apartment belongs to.

  • Los Flamingos is a residential urbanisation in the municipality of Benahavís, in Málaga province.
  • It is not part of the town of Marbella and it is not in the municipality of Estepona.
  • Listings often use wider area names, so the official address and the municipality have to be checked on the documents rather than read off a heading.
  • An apartment has to be judged on its own community, its own building and its own unit, not on the name of the area.
  • Los Flamingos sits inland of the coast road. It is not a beachfront location.

A note on “New Golden Mile”

The phrase appears widely in property marketing for the stretch between Marbella and Estepona. It is an imprecise commercial label with no administrative meaning, so it should never be used in place of the official address, the municipality or the Land Registry entry.

Apartment types buyers may encounter

These are the forms an apartment in this area can take. None of them is guaranteed to be available when you ask, and we do not list stock we have not been told about.

Standard apartments

Units on an intermediate floor of a block. Layout, terrace depth, orientation and the outlook differ from one block to the next and often from one staircase to the next.

Ground-floor apartments

Usually with a private garden or a larger terrace on the same level. Check privacy from paths and communal areas, drainage, damp and how much direct sun the outdoor space actually receives.

Upper-floor apartments

Often quieter and more open, and more dependent on a lift where one exists. Confirm the lift, its service history and whether it reaches the parking level.

Duplex apartments

Two levels within one unit, where a community genuinely has them. Internal stairs, ceiling heights and how the registered area is split between levels should be read from the plan.

Penthouses

A separate property type rather than a grander apartment. Terrace size, exposure to wind and sun, roof and terrace maintenance and lift access all need checking on their own terms.

Resale apartments

Homes sold by a private owner. Condition, past alterations, licences and the community's own financial position matter as much as the presentation of the rooms.

Recently completed or new-build apartments

Relevant only when a project genuinely exists and has unsold homes at the time you ask. We tell you what the replies actually show rather than what a brochure suggests.

What varies between communities

  • Built and terrace area, and how each is registered
  • Number of parking spaces and whether they are owned or allocated
  • Storage rooms, and whether they belong to the unit
  • Lift access, and which levels it serves

Each of these belongs to a specific community and has to be confirmed in that community's own documentation.

Location and daily practicalities

  • The area is generally more car-oriented than a town centre, and daily errands usually involve driving.
  • Walking distances have to be judged from the specific building, not from the entrance to the urbanisation.
  • Access to main roads, shops, the beach and other destinations differs across the area.
  • Traffic, terrain, gradients, parking and access should be checked physically, at the times of day you would actually travel.
  • Being near a hotel or a golf course does not by itself give any right to use their facilities.

Golf, hotel and resort references

Villa Padierna Golf Club presents three courses around the resort on its own pages, and Anantara Villa Padierna is a hotel in the same area. Neither fact travels with a title deed.

  • Owning a home in Los Flamingos does not automatically include golf membership.
  • Ownership does not automatically give access to the hotel, spa, beach club, restaurants or any other private facility.
  • Access, membership, prices and conditions have to be confirmed directly with the operator concerned.
  • Facilities belonging to a specific residential community are confirmed through that community's own documentation.

Views and orientation

“View” covers several different things in listings for this area. Decide which one you mean, and verify it from the rooms you will actually use.

Golf view

Part of a course is visible. It says nothing about the boundary of the plot or the distance involved.

Lake or landscaped view

An outlook over water features or planted communal areas, which can be altered by the people who maintain them.

Partial sea view

A section of sea visible between buildings, planting or hillsides, sometimes only from one corner of a terrace.

Open sea view

A wide outlook over the sea. It should be confirmed on site, from the rooms you will actually use.

Mountain view

An outlook towards the hills inland. Often the most stable outlook, though still not guaranteed.

View from a terrace

Visible when you step outside. Not the same as an outlook from inside the home.

View from principal living areas

Visible from the living room or main bedroom while seated, which is what most buyers actually mean.

View from an upper floor only

Available from a solarium or upper level, and absent from the main living floor.

  • Vegetation, which grows and can be replanted or removed
  • Neighbouring buildings
  • Construction that may still be permitted nearby

Community checks before buying

An apartment purchase is also a purchase into a community. These are the items an independent Spanish lawyer and a technical adviser should work through before you commit.

  • Title and registered ownership
  • Charges, debts and any encumbrances
  • Community fees and what they cover
  • Any outstanding debt to the community
  • The community statutes
  • The most recent general meeting minutes
  • Approved or expected special assessments
  • Rules on renovation, terraces, pets and letting
  • The registered area against the actual layout
  • Ownership of the parking space and any storage
  • Planning permission and licences for any alteration
  • The condition of the building
  • The lift, facade, roof, pool and other shared installations
  • The Energy Performance Certificate
  • Any restriction on tourist letting

Do apartment owners automatically receive golf membership?

No. Buying an apartment in the area does not by itself include golf membership, tee time priority or reduced green fees. Membership is a separate agreement decided by the golf club, and current categories, prices and conditions have to be confirmed directly with Villa Padierna Golf Club.

Can residents use the Anantara Villa Padierna facilities?

Not automatically. Anantara Villa Padierna is a hotel in the area, and owning a home nearby gives no right to its rooms, spa, beach club or restaurants. Any access, and the terms attached to it, must be confirmed directly with the operator, and it can change.

What community documents should I check before buying?

Title and registered ownership, charges and debts, community fees and any arrears, the statutes, the most recent general meeting minutes, approved or expected special assessments, the rules on renovation, terraces, pets and letting, the registered area against the actual layout, ownership of parking and storage, licences for any alteration, and the condition of the lift, facade, roof and pool. Do apartments in Los Flamingos have sea or golf views?

Some do and some do not. An outlook depends on the building, the floor, the orientation, the terrain, the planting, neighbouring buildings and construction that may still be permitted nearby. We do not describe a view as panoramic, protected, permanent or unobstructed unless that can be documented for the specific apartment.

Can I use an apartment for tourist rentals?
