Where the plot sits on the hillside, which way the main rooms face, how steep the approach is and what stands immediately around the house.

Privacy in practice

Distance to neighbouring houses, planting, boundary levels and sightlines from any road above. Privacy is a matter of degree, so it is worth judging on site rather than from a plan.

Build quality and technical condition

Structure, roof, terraces, glazing, heating and cooling, water and electrical installations, and how the house has been maintained.

Renovation requirement

Whether the house is ready to live in, needs cosmetic work or needs a full refurbishment, and what the estate rules allow while works are under way.

Existing villa, new villa or homesite?

According to Zagaleta’s official website, the residential offer includes individual villas, new prime properties, turnkey projects and homesites. The three routes below carry different timelines and different risks.

Existing villa

A finished house you can walk through. You see the real rooms, the real outlook and the real condition, and any changes come after purchase.

New or turnkey villa

The operator publishes new prime properties and turnkey villa projects. Specification and completion terms are set out in the contract rather than shown on site.

Homesite

A plot for an individual home. This route means design, licensing and construction, so it suits a longer timeline and a buyer who wants to shape the house.

What to compare beyond the asking price

Two houses at a similar price can differ sharply once you look past the photographs.

  • Plot size, usable garden and how much of the plot is actually flat
  • Registered built area against what is physically there
  • The outlook from the main living rooms and terraces, not only from the pool
  • Sun and shade through the day, and which terraces are usable in summer
  • Community fees, services included and how charges are set
  • Estate rules on renovation, works, design and use of the property
  • Pool, garden, irrigation and the ongoing cost of maintaining them
  • Staff or guest accommodation and how it is registered
  • Parking, turning space and access for larger vehicles
  • Energy performance, insulation and running costs through the year

Villa due diligence

An independent Spanish lawyer and a technical adviser should work through the documentation before you commit to anything.

  • Title, ownership and any charge or debt registered against the property
  • Building licence and first occupation licence for the house as it stands
  • Licences and registration for extensions, pool houses, terraces or basements
  • Cadastral description compared with the Land Registry entry
  • Community fee statements and confirmation that payments are up to date
  • Estate rules and any restriction relevant to your plans
  • Technical survey of structure, roof, damp, installations and pool plant
  • Confirmation of what club or golf facilities the property may use, and on what terms

What types of villas are found in La Zagaleta?

The operator's property pages list individual villas, new prime properties, turnkey villa projects and homesites for individual homes. In practice a search covers existing resale houses, newly built or turnkey villas, and plots for a house you commission yourself.

Are all villas newly built?

No. The estate has houses of many different ages and specifications alongside newer ones. Condition, layout and technical standard vary considerably, which is why a technical inspection matters as much as the photographs.

What should I verify before buying?

Title and charges, the building and occupation licences, registration of any extension, community fees and rules, the technical condition of the house and installations, and what club facilities the property may use. An independent Spanish lawyer and a technical adviser should review the documentation.

Can every villa use the golf facilities?

That cannot be assumed. According to the operator, golf membership is primarily for residents and a limited number of membership options may be available to non-residents. The terms attached to a specific property must be confirmed with the club operator.

Can you guarantee off-market villas?

No. We ask the agencies and developers we work with whether anything relevant is available privately, but privately shared property cannot be guaranteed and it is not automatically better value.

Will an estate agent receive my details immediately?

No. We review your brief and come back to you first. An introduction to the agency holding a property only happens once you agree to it.
