Property characteristics vary significantly depending on the exact micro-location, whether the home is north or south of the main coastal road, its proximity to the beach and the surrounding development.

For a top-floor home, the building matters as much as the address. Height, orientation, the depth of the terrace and what stands nearby shape the outlook and the privacy far more than a well-known landmark down the road.

What to inspect in a Golden Mile penthouse

Terrace orientation and usability

Orientation decides when the terrace is comfortable. Visit at different times of day before assuming it works year round.

Wind, sun and heat

Top-floor terraces are more exposed. Ask about wind, shade options and how hot the interior becomes in summer.

Privacy from neighbours

Check overlooking from adjacent blocks, higher ground and shared roof areas.

Whether views are protected

An open outlook may be built on or screened by growing trees later. Ask what, if anything, protects it.

Lift access

Confirm whether the lift reaches the property directly, ends a floor below, or requires stairs from the garage.

Duplex layouts place living space over two levels. Consider how that works for daily use and long-term accessibility.

Roof, waterproofing and drainage

Ask about past leaks, terrace drainage, membrane age and any planned roof or facade works.

Who maintains the terrace and roof

Responsibility may sit with the owner or the community. The title deed and community statutes should make this clear.

Cooling and energy efficiency

Check the air-conditioning system, insulation, glazing and the energy performance certificate.

Parking and storage

Confirm how many spaces are included, whether they are owned or assigned, and how the storage unit is registered.

Fees and extraordinary charges

Request current community fees, recent meeting minutes and any approved extraordinary charges.

Independent due diligence

The term is generally used for an apartment on the uppermost floor of a building, often with more outdoor space than other units. It is a marketing description rather than a fixed legal category, so check the actual floor, layout and property documents.

Do all Golden Mile penthouses have sea views?

No. Views depend on the building’s position, height, orientation and what stands between it and the sea. Some have open outlooks, others face gardens, streets or neighbouring blocks.

Do all penthouses have private pools?

No. A rooftop pool depends on structural suitability, community approval and municipal permission. Never assume one can be added.

What should I check about a penthouse terrace?

Whether it is privately owned or a communal element with exclusive use, its usable size and orientation, drainage and waterproofing, who pays for maintenance, and whether pergolas or enclosures need permission.
