Municipality, village or residential area?
The three are often used as if they meant the same place. They do not, and the difference decides what daily life looks like.
Benahavís municipality
The administrative area. It is large, mountainous and includes valleys, hillsides and residential developments some distance apart from one another. An address inside it can be near the coast or well inland, and the practical journey between two points there is not the straight-line distance.
Benahavís village
The historic settlement itself, with its streets, restaurants and everyday services. Living in the village is a different daily experience from living in a detached house on a hillside several kilometres away, even though both may share the same municipality.
Residential areas and urbanisations
Named developments in and around the municipality. Access roads, altitude, plot sizes, rules and services vary from one to the next, and a name in a listing headline is not evidence of the administrative location of a specific home.
A property is not in Benahavís because a portal headline or a broad agency area tag says so. Homes in Marbella, Estepona, Nueva Andalucía and other neighbouring municipalities are sometimes advertised under the name, and proximity to Benahavís is not the same as being in it. Property types that may fit
Upper-market briefs are answered across several formats, not only by detached houses. No property type exists in every part of the municipality, and availability changes continually.

The format most often associated with the upper end here. Plot shape, gradient, orientation and the usable outdoor space matter more than the headline built area.
Apartments
Quality varies by scheme rather than by area. Floor level, ceiling height, terrace depth, lift access, the community accounts and the fees deserve as much attention as the finish.
Penthouses
Top-floor homes appear in some schemes. Terrace usability, shade, wind, privacy from neighbouring buildings and the condition of the roof structure are the practical questions.
Townhouses
Often set within managed communities. The position within the scheme, the outlook, party walls and what the statutes permit decide how they compare with a detached house.
New or recently completed homes
Newly built homes come with their own documentation, guarantees and completion questions. New does not by itself mean better built or better located.
Building plots
Plots are included only when they are genuinely available and relevant to your brief. What may be built on one is a planning question for the town hall and your own advisers, not a marketing claim.

Who carries out the checks

Publicly advertised
Many homes in the municipality are marketed openly. Being easy to find says nothing about how well a property fits your brief, and a widely advertised house can still be the right one.
Privately shared
Some homes are shared privately through an estate agency. This can never be guaranteed, and “off-market” does not by itself mean better, cheaper or more exclusive.

Is there a minimum budget for a luxury search?
We do not set one. What matters is whether the budget, the property type and the requirements in your brief can meet at the same time. If they cannot, we say so instead of sending homes that miss the brief.
Do you only search for villas?
No. Detached villas, apartments, penthouses, townhouses and newly built homes can all be relevant, and building plots when they genuinely suit the brief. Not every property type exists in every part of the municipality, and availability changes continually.
Can you guarantee a property in a gated community?
No. We can search for one and tell you what the responses show, but no one can guarantee that a home matching your brief is available in a particular community at a particular time. Access rules and community terms are set by the community itself.
Can you guarantee access to privately shared homes?
